Most plumbers won't put a number on a website
The free estimate, and the one time we charge
Estimates are free on any job, full stop. Jacob comes out, looks at the work, and gives you a straight price before anything starts.
The diagnostic starts at $125 and only applies when finding the problem is itself the work — a leak under a slab that has to be located, a sewer line that has to be camera'd. On a complex job that takes an hour or more to locate, it can run higher.
Starting prices
Drain cleaning
Starting at $175
A simple clear where Jacob can reach the stoppage is at the low end. A line with roots in it, or one that has to be opened up to reach, costs more. The real number comes from the free on-site estimate.
Water heater replacement
Starting at $2,000
The number moves with tank size, gas versus electric, whether the connections and venting are up to current code, and whether the unit is in an attic, a closet or a garage. The real number comes from the free on-site estimate.
Camera inspection
Starting at $125
The number moves with the length of the run and whether an access point already exists. The real number comes from the free on-site estimate.
What actually drives a plumbing bill
How far the fixture is from the main
The further the run, the more pipe, the more labor.
Slab or pier-and-beam
Pier-and-beam is usually easier to get under. Slab means cutting or tunneling.
The age and material of the existing pipe
Cast iron and galvanised cost more to work on than PVC or PEX.
Access
A water heater in a garage is different from one in a tight attic.
Permit and inspection
If the jurisdiction requires a permit, JK Ranch pulls it, and that is part of the price.
Scheduled or after-hours
An after-hours or Saturday call carries the $75 service fee on top.
After hours
After-hours and Saturday calls carry a $75 service fee. After hours means outside 6 AM to 10 PM, Monday to Saturday, and Saturday calls count too.
It is non-refundable and is not waived, even though the estimate is free. The reason is plain: somebody is leaving their house at eleven at night.
How you pay
Cash, check, or card. Cards taken on site carry a 3% processing fee, and it's stated up front rather than buried in the bill.
There is no financing. JK Ranch does not offer payment plans or buy-now-pay-later.
Veterans
Veterans receive 10% off, up to a maximum of $250.
What's included in the price
- A two-year warranty on workmanship and on the parts JK Ranch supplies.
- The permit pulled by JK Ranch where one is required.
- Manufacturer warranty registration on water heaters, done on your behalf.
- A fixed price agreed before work starts.
